Sun Valley Village Property Owners Association is a Texas non-profit corporation retirement community, home to 55+ aged Americans and Canadians, whether they be year round residents or Winter Texans seeking an escape from cold and snowy winters. Our park, is located in the Rio Grande Valley (RGV),  in Harlingen, Tx, just 1 block north from Expressway (Interstate 2). We are situated in the heart of the lower valley, a sub-tropical setting of warmth and sun, providing our members convenient access to the best attractions in the Rio Grande Valley and Northern Mexico. Our region has sunny, breezy winter days, milder weather than Arizona and and less humid than Florida and the area is more economical than either of these states, less traffic congestion but very convenient freeways linking you to destinations in the valley.

We are less than an hour's drive away from Progresso Nuevo, a Mexican border town of due south of Weslaco, Brownsville to the south, McAllen to the west and Port Isabel and South Padre Island on the warm waters of the Gulf of Mexico which offers many opportunities including swimming, deep-sea fishing and just lounging on the world famous gulf beaches. You'll find 3 major shopping malls within a 30 minute drive. Harlingen boasts modern grocery stores, banks, pharmacies and just about any shopping you would enjoy in a major northern city. There are lots of great restaurants too!

Sun Valley Village is a non-profit property association whereby members have title to their mobile lot properties. We pay realty taxes to the City of Harlingen &/or Cameron County and modest assessments for common costs and upkeep. All residents are bound by the Covenants & By-laws which are filed with the State and available to all residents. Our park comprises 113 mobile home sites for both permanent and seasonal residents. We also have 1 rental apartment available. The village runs numerous fund-raising initiatives to defray our operating costs & overhead. All residents are encouraged, and expected, to participate and contribute to the  operation of the park.

In season, we have periodic dances live music, karaoke and entertainment. We have organized golf leagues - men & ladies play at the Tony Butler Municipal course and Friday mixed at Stuart Place Golf & Country Club. Other on-site amenities and activities include: a game of pool in our pool hall, shuffleboard, card games, various craft, sewing & art groups. We have yoga and aqua-cise activities. Our community rec hall has library for residents and hosts pancake breakfasts, bingo, ice cream socials and community dinners for residents and friends.
